On our website you will find an inquiry form that summarizes the most important information for you and us. Please fill this out and we will contact you. In the second step, we would like to know a few more details from you, such as a self-disclosure form. You will then receive an exposé of a suitable apartment and, if applicable, a viewing appointment before we send you the rental contract as a digital file.
Our apartments are individual and tailor-made. We will be happy to contact you personally to select the right apartment for you.

We require a self-disclosure form, a credit report (Schufa), a certificate from your previous landlord confirming no outstanding rent payments, a copy of your ID, and proof of income for the past three months.

If we are unable to offer you an apartment at the moment, we will be happy to place you on a waiting list. We will inform you as soon as a suitable apartment is available.

Yes, if you would like to rent several apartments at the same time, please contact us directly at: info@studio-living.com

The rental period is unlimited. The minimum rental period is twelve months. You have a statutory notice period of three months. Other agreements apply for commercial rentals. Please contact us directly at: info@studio-living.com

Yes, the deposit is three months’ rent. The deposit is non-negotiable and cannot be paid in installments.

Before you move in

Yes, as a tenant, you will receive a housing provider certificate from Studio Living.
At the start of your tenancy, you will receive a digital key that can be stored on your smartphone via an app, and when you move in you will also receive a key tag that you can carry with you like a traditional house key.

Pets are not permitted in the apartments.
A maximum of two people may move in.
No, Studio Living does not have any parking spaces. However, you will find parking spaces in the surrounding neighborhood for which you do not need a parking permit.
Bicycle parking is available in the inner courtyard. There is also the option of renting lockable individual parking spaces.

Yes, depending on availability, you can rent a private, lockable basement storage unit.

No, each tenant is responsible for cleaning.

Studio Living focuses on sustainability and comfort – with its own heat pump, innovative insulation and photovoltaic systems on both roofs of the former factory buildings. This means your apartment is heated efficiently all year round – with significantly reduced energy consumption and lower emissions.

Equiement & Services

Yes, high-speed WiFi is already included in your rent. Your apartment also has a DSL connection.
No, a separate electricity registration is not required. The electricity costs are already included in the monthly rent.

The basic equipment includes the following furnishing elements:

  • Kitchen with microwave and baking function, induction stove & refrigerator
  • Dining table and chairs
  • Seating (armchair and/or sofa – depending on category)
  • Desk and desk chair (Studio FLEX)
  • Bed, bedside table and bedside lamp
  • Mattress
  • Fully furnished bathroom
  • Decorative elements (pictures, lamps)

You can book the following furnishing elements before moving in:

  • Bedding (pillow & blanket)
  • Towels and bed linen
  • Cooking utensils
  • Crockery & cutlery
  • Cellar compartments
  • Lockers
No, but some apartments have the option of installing a washing machine. Tenants will find washing machines from “We-Wash” in the rear building. You can reserve a machine for your wash cycle via an app and receive a push notification on your cell phone when the wash cycle is complete.

During your lease

Please contact the manager directly in the event of damage so that we can help you further. 

Please note that when you move out, you must return the apartment to the condition you found it in when you moved in at your own expense. You are welcome to decorate your apartment personally and swap pictures. However, the walls may not be painted and no holes may be drilled in the wall.
Please download the “We-Wash” app. Once you have registered, you can reserve or unlock the relevant machine.
No, we do not have a reception.
Studio Living has a maintenance manager who is regularly on site. He will be happy to help you with any questions.

No, we do not have a gym. You will find a variety of sports facilities in the surrounding area

Each tenant has their own letterbox in the entrance area.

Please report the loss of your key tag immediately to info@studio-living.com and we will block the key via remote maintenance. Please note that we will have to issue you with a new tag for a fee.

After your lease

Yes, please make an appointment in time.
When the apartment is checked, it will be determined whether the condition of the apartment is in order and the key tags will be handed over to us. All personal belongings must be removed from the apartment.
Usually no later than one month after you move out.
The final cleaning costs of EUR 200.00 are due with the last rent or will be deducted from the deposit.
If defects are discovered during the final inspection, the costs will be charged against the deposit.
